lanes produce an excessively wide right-of-way that is inhospitable
to pedestrians and cyclists. Commercial strip development along
its edges is oriented towards cars rather than towards people.

The concentration of neighbourhood-oriented commercial uses
ensures a steady flow of pedestrians and local traffic. This
high-volume arterial handles as much traffic as Lougheed Highway
within a much narrower right-of-way. With wide sidewalks, street
trees, furniture, and curb lane parking (which, during non-peak
hours, acts as a buffer to passing cars), the negative impacts
of traffic do not excessively affect the pedestrian.
